Completion is set for the 2027-28 academic year.
Kennedy Wilson is providing the construction loan, with TSB Capital Advisors facilitating the financing. Landmark Construction will serve as the general contractor, and Dwell Design Studios will handle architectural design. The project is slated for completion in time for the 2027-28 academic year.
Spanning over 270,500 square feet, The Mark Tampa will offer 215 residential units, ranging from studios to five-bedroom apartments. The units will feature modern amenities such as quartz countertops, stainless steel appliances, in-unit laundry, hardwood-style laminate flooring, spacious closets, and blinds, with select units including balconies.
The community will include a 25,000-square-foot amenity package, featuring a rooftop pool deck, a grilling area, a clubhouse, a sports simulator, a sauna, and an indoor-outdoor fitness center. To support students’ academic needs, the development will provide a computer lab and study areas on each floor. Additionally, the property will offer 988 square feet of ground-floor retail space and parking for approximately 647 vehicles.
This project marks Landmark Properties’ fourth student housing development in Tampa, adding to its existing portfolio of 1,930 beds across three properties. For Canyon Partners, The Mark Tampa represents its eighth student housing investment in the past five years. Peninsula Investments, entering the Tampa market for the first time, marks this as its 47th student housing investment overall.
Jason Doornbos, chief development officer at Landmark Properties, stated: “Landmark is excited to announce the development of The Mark Tampa in partnership with Canyon and Peninsula. The Mark’s unparalleled amenities and prime location just south-west of the USF [University of South Florida] campus and near a multitude of dining and entertainment options will make the community an attractive housing option for USF students.”
The Mark Tampa is designed to provide modern, convenient living spaces for students, enhancing access to housing near the University of South Florida while contributing to the local community’s development.
