
NRP is considering resident services at the development.
North & Valley is designed for households earning between 50% and 60% of the area median income. Covering five acres, the development will consist of two four-storey buildings offering a mix of one-, two-, and three-bedroom apartments.

As Las Vegas continues to experience explosive population growth and a deepening housing crisis, we’re committed to being part of the long-term solution.”
Located at 6555 N. Pecos Road, North & Valley will be near Southern Nevada RTC’s Downtown & Veterans Medical Centre Express. Planned amenities include a rooftop terrace lounge, swimming pool, and outdoor playground. Residences will feature stainless steel appliances, cabinetry, quartz countertops, wood-style flooring, and washer and dryer connections.
The NRP Group is also considering resident services, including a potential partnership with the nearby VA Hospital to provide additional support for veterans. In addition, the company is progressing with other projects in the region, such as Miraluna, a 342-unit apartment community near the Southern Highlands, developed in collaboration with Rockefeller Group. By the end of 2025, NRP expects to have launched nearly 1,200 units across four developments in Las Vegas.
Financing for North & Valley includes tax credit equity from US Bank, along with a construction-to-permanent loan provided by Deutsche Bank. Supplemental funding is being provided by the Nevada Housing Division’s Growing Affordable Housing Program, City of North Las Vegas HOME funds, and Clark County HOME and CHF funds.
The ground-breaking at the Pecos site is scheduled for this month, with project completion expected by April 2027. Once finished, North & Valley will contribute new housing opportunities for working families in a region experiencing continued population and economic growth.
