
The new PBSA’s location offers students easy access to Central London.
The PBSA is designed by PRP Architects and will feature a wide range of amenities to enhance the student experience. These include study areas, a digital gaming zone for virtual sports, a health kitchen with a zero-waste shop, private dining facilities, a yoga studio, a herb garden, and relaxation pods. The building’s location near the Brent Cross Town high street and Brent Cross West station offers students easy access to Central London, making it an attractive option for those studying in the city.
Fusion Group CEO Nigel Henry commented: “Our developments in Brent Cross Town and the neighbourhood as a whole are designed to enhance residents’ well-being and provide an exceptional community living experience – a reflection of the shared vision between Fusion, Cheyne, and Related Argent.” This new PBSA follows the successful planning of Fusion and Cheyne’s first PBSA building at Brent Cross Town, which will open its doors to students in the 2025-26 academic year.
The initial building will offer amenities such as a cinema room, a karaoke room, a café, a zero-waste shop, and an e-sports arena, along with dedicated study spaces. These features reflect the focus on creating a vibrant, student-friendly community.
The development is part of Fusion's newly relaunched operating platform, which aligns with its strategy to become a fully integrated developer, operator, and investment manager, focusing on the UK and European living sector.
Cheyne Capital Real Estate Group director Hamish Gordon expressed confidence in the UK’s student housing market, saying: “We continue to have strong conviction that the UK’s student housing market offers compelling investment opportunities and are confident that, with our partners Fusion and Related Argent, we can apply our sector expertise to deliver a premium development that will benefit students and enhance Brent Cross Town.”
Additionally, Sheffield Hallam University is planning to establish its first London campus at Brent Cross Town in 2026, occupying six floors in the office building 3 Copper Square. The larger Brent Cross Town development aims to deliver 6,700 new homes, three million square feet of office space, shops, restaurants, schools, and 50 acres of parks and playing fields. The area is already evolving, with four residential buildings completed and around 3,000 residents expected to move in by the end of the year.
