The development involves the construction of new office and retail premises.
The initiative covers a total area of about 19,500 square meters, including 15,000 square meters of new construction and 5,000 square meters of redevelopment. It also entails demolishing an existing structure and building an underground parking facility. Following a year-long planning and development phase, construction has commenced, with completion scheduled for the end of 2026. The project will be recorded in NCC’s Building Nordics business area in the second quarter of 2025.
Catarina Molén-Runnäs, head of NCC Building Nordics, stated: “Our task here is both to preserve a building of cultural and historical importance, and to build new premises. This requires careful craftsmanship and solid experience. We look forward to realising our shared vision together with HGR.”
Veli-Matti Salonen, senior director of construction at HGR Property Partners, said: “Over the past few years, we have worked in close dialogue with tenants, authorities, designers and NCC as a main contractor, to create a modern and user-oriented office property. Launching the project in this market situation signals that there is still a demand for high-quality projects, tailored to the needs of the user.”
The Metallum redevelopment aims to create modern, user-focused facilities while preserving the site’s cultural and historical significance. The collaboration between NCC and HGR emphasizes quality and sustainability, meeting the needs of tenants and the surrounding community. The project’s strategic location near Otaniemi University enhances its appeal for businesses and retailers, supporting Espoo’s growth as a commercial hub.
In addition to the Metallum project, NCC has been active in other developments. In April 2025, the company began constructing a new primary school in Ängelholm, Sweden, in partnership with Ängelholmslokaler. During the same month, Hemsö selected NCC for a Skr150m project to transform Mälardalen University’s ‘S’ building in Västerås, Sweden, into modern office spaces.
The Metallum project underscores NCC’s expertise in balancing historical preservation with modern construction, contributing to Finland’s urban development. By delivering high-quality, tailored facilities, the initiative supports economic activity and enhances the region’s infrastructure, aligning with the growing demand for sustainable and functional commercial spaces.
